Design-led living – NCalma Homes

Words Danni Landa

Hotel-level comfort meets residential living in these brand-new property developments across the island.

The Ibiza property market tends to oscillate between rustic country spreads and high-gloss contemporary compounds. Local developers Alberto Torres and Ana Marí Planells of NCalma Homes noticed that many people were actually looking for something a little more grounded. The pair combined their experience of building and running luxury hotels such as Aguas de IbizaBonito and Nativo with an insider’s understanding of island living. Their company, NCalma, brings a hotelier’s understanding of service into the residential world, culminating in property developments based on sustainability, quality construction, convenience and impeccable style.

The team’s first project is moments away from completion. Named for the stunning beach located nearby, the NCalma Homes Tarida complex consists of a series of high-design, two-storey, two-to-three-bedroom townhouses – each with a private pool and expansive rooftop terrace. Views of wooded hills punctuate the spaces, while the communal areas contain eight pools, beautifully kept gardens, a padel court plus private access to the golden sands of Cala Tarida. Residents can count on 24-hour security, high-speed fibre optic internet and plenty of parking. The proximity to Ibiza town, the airport and a variety of schools makes these light-filled, contemporary homes ideal for families, as second homes or for digital nomads seeking a solid base that’s easy to leave and even easier to come back to.

Following the success of Tarida, it was obvious NCalma Homes’ trajectory would continue with a slew of other developments, each with its own character, purpose and design. With 95 apartments, Waves takes pride of place overlooking the promenade of Santa Eulalia and boasting views of the marina and the glistening Mediterranean Sea. It takes less than five minutes to walk to the beach and the many cafés, restaurants, shops and amenities that make this bustling town a vibrant year-round community.

Configurations come in two, three and four bedrooms, each with a sunlit terrace, while penthouses boast private plunge pools. The communal gardens are resplendent with native plants and towering palms that lend a jungle-like ambience to the oversized swimming pool. A further pool sits on the rooftop, seemingly merging with the horizon. There’s 24-hour security and private parking to take away the hassle of living so close to town. A sauna, hammam and gym with changing rooms complete what can only be called an idyllic island lifestyle. Best of all, there’s still a handful of units available to purchase directly from NCalma Homes.

Not far from Waves, in the heart of Santa Eulalia, is Herencia – an NCalma Homes development of the same calibre but with the addition of pre-approved tourist licences, transforming these 30 stylish studio apartments into prudent investments. Sensitively integrated into the façade of the town’s main street, Herencia is more like a hotel than an apartment block. A capacious roof terrace features a stunning outdoor lounge, swimming pool and restaurant, while on the lower floors residents and their guests can indulge in a spa featuring a heated pool, sauna and treatment room, plus a cafeteria and concierge.

Mallorcan wood shutters, wrought iron railings and handcrafted latticework bring a distinctively Mediterranean ambience, balancing traditional design with contemporary living. The interiors are light-filled and fitted with quality fixtures, handcrafted ceramics and smart furnishings. Whether staying as a resident or using the apartment as an investment, you can count on a cleaning service and 24-hour reception and the NCalma team to manage your bookings.

A step up from Waves is the ultra-luxurious Waves Marina. Currently under construction, this development comprises two, three and four-bedroom apartments ranging from 108 to 140 square metres. Each abode is finished with large-format stone tiles that integrate seamlessly with the terraces. A palette of natural woods, whites and neutrals creates the perfect canvas for owners to customise their spaces with the help of the NCalma Homes interior design team.

Sunlounges surround the rooftop infinity pool, while the gardens are lush with greenery. A gym, sauna, wellness area and parking complement a well-rounded lifestyle, while direct access to the promenade means NCalma Homes have made beach days, shopping and dining a cinch for residents.

The final project in the current slate of developments for NCalma Homes is Essenza. Located in Siesta on the other side of Santa Eulalia Bay, these 12 independent villas create a lovely community ambience. Each four-storey residence boasts generous spaces, a private pool, a stunning roof terrace fitted with a kitchen, plus a subterranean floor with ample storage and room for a cinema space and wine cellar with bar. Outside, the gardens are exquisitely kept, while shaded patios are ideal for alfresco dining and summer parties. As with all of NCalma Homes’projects, there’s the opportunity to customise designs to suit each buyer.

Across all of NCalma Homes’ projects, there is a consistent ethos that goes beyond aesthetics. Sustainability is built into the bones of each development, from energy-efficient systems and water-conscious landscaping to materials chosen for durability rather than trend. Interiors are deliberately subtle, giving owners the freedom to personalise, whether that means understated refinements or more significant reconfigurations. Service is approached with the same care as design, drawing on the team’s hotel background to offer practical support that makes ownership simple. In a market where quality can be uneven and promises often outpace delivery, NCalma’s real value lies in how these homes perform over time: easy to live in, easy to maintain and designed to retain long-term relevance.
